If you are selling your property, your solicitor will need to contact us so we can provide a pre-sale enquiries management pack. The cost of this is £200 plus VAT and will include the following information:
1. Name & address of the Landlord
2. Copy of the Insurance Policy with schedule
3. Confirmation of the Insurance Premium
4. Copy of the Management Company Memorandum & Articles of Association (if available).
5. Copies of Service Charge Accounts for the last three financial years (if available)
6. An up to date Statement of Account of Service Charges.
7. Confirmation of any reserve fund
8. Details of any large expenditure in the next 24 months if known
9. Confirmation that no additional payment of service charge will be required in the current year.
10. When the building was last painted
11. Any difficulties in collecting the service charge
12. Number of flats or houses in the development
13. Whether they are on identical leases
14. Any other costs.
Additional questions over and above our standard pack will be charged at £10 + VAT per question.
Enquiries cannot be answered until an undertaking has been received confirming that any outstanding service charges or ground rent will be settled for the period up to and including the current year.
Notice of Transfer fee: £80.00 plus VAT
Certificate of Compliance Fee: £80.00 plus VAT
Deed of Covenant: £80.00 plus VAT
Duplicate Share Certificate: £50.00 plus VAT
We will require Notice of Transfer providing details of the new owners and date it was transferred. Our charge for this is £80 + VAT. These enquiries will not be answered until an undertaking has been received that these service charges will be paid in full prior to completion. If you require any further questions to be answered these will be charged at £10.00 + VAT per question.
